  • The works that are carried out in this section are:
    • Previous works:
      • Study on urban conditions.
      • Measurement and survey of land and plots.
      • Survey of buildings.
      • Topographical surveys.
      • Studies of existing infrastructures.
      • Request of connection points and supply of installations before the supplying companies.
    • Building projects and construction management:
      • Preliminary studies and preliminary projects, in continuous contact with the property, for the definition of the basic lines of the product to be made.
      • Basic Project, project where the building is completely defined in its design, justifying compliance with urban planning regulations and other applicable regulations.

      • Being a sufficient document to request the Building Permit, as well as a document for the study and concession of mortgages and for the execution of the deed of new construction, as well as the inscription of the same in the Land Registry.
      • Execution Project, in this phase the building designed in the Basic Project is constructively defined, and in addition our engineering companies design both the structure and the necessary installations for the development of the building, complying with all the energy efficiency parameters, as well as the quality parameters that the property has defined, within the product that is wanted to be carried out according to the market. The economic measurements of the work are also defined.
      • Processing in Public Administrations of the Works Licenses, as well as processing of supply points with the companies and processing in industry of the necessary installation projects.
      • Waste Management Studies.
      • Health and Safety Studies, necessary for the granting of the Building Permit.
      • In non-residential buildings, drafting and processing of the necessary documentation for the Activity License for the corresponding use.

      • In case of authorizations by the Junta de Andalucía, (tourist-hotel, sanitary, etc.), drafting of the necessary documentation and processing before the Administration of the mentioned authorizations.
    • Architectural construction management.

    • The Architect directing the construction works, being part of the facultative direction, assumes the technical function of directing the execution of the work and of controlling qualitative and quantitative the construction and the quality of the built thing, defining the elements that need greater definition, modifications arisen by changes of the property or of the own work.

      Elaboration and signing the documentation of the executed work.

      Drafting of the certificates of the end of work of the Architect and together with the direction of execution of the work (Technical Architect).

      • Drafting of the instructions of use and maintenance of the building.
      • Drafting of the Book of the Building, for the definitive new work and its inscription in the Property Registry.
    • Direction of the execution of the work.

    • SORIANO Y LOPEZ ARQUITECTOS offers its clients a Technical Architect with extensive experience who will assume the Project Execution Management, in accordance with current legal regulations and, in particular, with Article 13 of Law 38/1999 of November 5, 1999 on Building Management, Royal Decree 314/2006 of March 17, 2006, approving the Technical Building Code that develops it, as well as Royal Decree 1627/1997 of October 24, 1997, establishing minimum health and safety provisions in construction works.

      The construction works manager, as part of the project management team, assumes the technical function of directing the material execution of the work and of controlling the quality and quantity of the construction and the quality of the building.

      The tasks of management of the construction works include:

      • Verifying the reception on site of the construction products, and ordering the performance of the necessary tests and trials.
      • To direct the material execution of the work and to verify the staking out, the materials, the execution and the correct disposition of the constructive elements and of the facilities, in accordance with the project and with the instructions of the director of work.
      • To record the precise instructions in the Book of orders and assistances.
      • To sign the act of staking out or of beginning of work and the final certificate of work, and to elaborate and to sign the partial certifications and the final liquidation of the executed work units.
      • Collaborate with the remaining agents in the preparation of the documentation of the executed work, providing the results of the control carried out.
      • Drafting of Health and Safety Studies, as well as their coordination.
      • Drafting of construction Waste Management Studies, of obligatory presentation.
